Allen settling into new city, new role with Heat

MIAMI (AP) ? Late Friday night, less than 12 hours before the first practice of Miami Heat training camp, reigning NBA MVP LeBron James updated his Facebook page with a new photo.

The image: A grinning Ray Allen in the foreground, James looking over his shoulder at him, the duo wearing Heat uniforms together for the first time.

"Need I Say More," James wrote.

No need.

When Allen decided to leave Boston and sign with Miami this summer, the Heat were downright giddy over the notion that the NBA's best team last season would now feature the best 3-point shooter in league history.

Since July, Allen and the Heat have been talking about ways to best integrate him into the lineup ? a process that shifts more to the practice floor now that camp is open.

"He strikes fear," Heat coach Erik Spoelstra said. "We know about that fear, because every time he found his way open behind the 3-point line, as a collective staff, we would say, 'Oh ... ' thinking the worst."

With good reason.

No one has made more 3-pointers against the Heat than Allen, and it's not even close in that department.

Over his five seasons in Boston, Allen connected 96 times against Miami from 3-point range ? 34 more than anyone else during that span. His 165 career makes from beyond the arc against Miami are 51 ahead of second-place Reggie Miller.

And in each of the past three seasons, including playoffs, no opponent made more 3's against the Heat than Allen (24 versus Miami in 2009-10, then 31 in 2010-11 and 22 in 2011-12).

"We're excited to have that dynamic with us this year," Spoelstra said. "We've had 3-point spacing. We've had tremendous 3-point shooters that can shoot on the move. We haven't really had a catch-and-shoot player with the ability and skill set like Ray. That adds a different dimension to our offense and it should be interesting."

Allen has been in Miami for the past several weeks, still getting settled into his new home, figuring out what his favorite lunch spots will be and quickly learning that there's more to the city than just South Beach.

The adjustment process isn't totally complete, but Allen feels like he's gotten a head start on settling into the Heat locker room.

"It was the best situation for me moving forward," Allen said of his decision to sign with the Heat. "There were other teams out there that had interest, but none from an overall perspective ? from a place to put my family to opportunity to win ? that I thought I matched potentially being here, which ultimately is why I ended up being here."

Allen was slowed last season by ankle problems, severe enough that he needed offseason surgery. The Heat weren't deterred by that when trying to sign him, and Allen ? whose last game as a Celtic was in Miami, the Game 7 loss in last season's Eastern Conference finals ? said his recovery is going well.

He's been shooting the ball at the Heat workout facility for several weeks, and Miami point guard Mario Chalmers is among those raving about what they've been seeing.

Suffice to say, those after-practice shooting contests the Heat enjoy partaking in might be a whole lot tougher to win this season.

"I feel pretty good," Allen said. "I have no complaints. I think at my age, being able to continue at the level, going through offseason having had surgery, it's a new landscape for me. Having to move down here, be in a new situation, learn a new staff, all that's been a great challenge. I've been looking forward to it. I'm enjoying it."

With age comes wisdom, Allen said, when it comes to managing injuries and his health. His first training camp in Boston five years ago also followed surgery, he said, and he was in pain throughout those workouts but largely kept the severity to himself. Now 37 years old, Allen knows that's probably not the best plan.

"Being older, you get more careful," Allen said.

With Dwyane Wade at the starting shooting guard spot in Miami, it seems more than likely that Allen would come off the bench with the Heat.

The Celtics said he didn't like that role last season, when he missed time with bone spurs with his ankle and lost his starting spot to Avery Bradley.

Allen, who accepted $3 million from the Heat this season and turned down more money to stay in Boston, insists he'll be fine coming off the bench in Miami if that's what the Heat ask.

"I wish he could have gone to the Clippers," his former Boston teammate Paul Pierce lamented Friday. "Instead, he went to our Eastern Conference rivals."

With Allen (2,718), another new free-agent addition in Rashard Lewis (1,690) and returnee Mike Miller (1,351), the Heat have three of the NBA's top 13 active players in 3-pointers made.

And maybe it's fitting that this season could be a three-for-all in Miami, given that the Heat made 14 3-pointers ? Miller went 7 for 8 to lead the charge ? in the title-clinching Game 5 romp over Oklahoma City to close the NBA Finals.

"He's here to help the Miami Heat win another championship," Chalmers said of Allen. "That's what he's here for."

'Carmageddon' the sequel begins on LA freeways

LOS ANGELES (AP) ? The sequel to Carmageddon has had its midnight premiere, and Los Angeles transportation officials are hoping the weekend proves as successful as last year's first edition.

A 10-mile stretch of one of the world's busiest freeways was shut down early Saturday, and if all goes according to plan it'll stay that way until a bridge is rebuilt before the Monday morning traffic crunch.

For weeks drivers have been warned to stay away from the segment of Interstate 405 that will be shuttered through the Sepulveda Pass on LA's west side for the entire weekend.

If drivers don't avoid the area, officials warn, a city-wide traffic jam could result. But beyond just scare tactics, city officials have been encouraging Southern Californians to get out and enjoy their own neighborhoods on foot, on bikes or via short drives on surface streets.

During a similar closure last year commuters stayed away from the freeway in droves, the shutdown was considered a success, and crews finished the first phase of the work early.

This time, the contractor faces a penalty if the work isn't done in 53 hours.

"The penalty is $6,000 per lane of freeway, per 10 minutes. Let's assume the entire freeway isn't reopened, that's $60,000 every 10 minutes," Los Angeles County Metropolitan Transportation Authority spokesman Dave Sotero told KCBS-TV.

Meanwhile, TV news crews have a plan to avoid a traffic jam in the sky as they cover the shutdown.

Residents complained of low-flying, noisy helicopters hovering nonstop over the region last year.

"It was constant," Richard Close, president of the Sherman Oaks Homeowners Association, whose members live in many of the homes closest to the freeway, recently told The Associated Press. "It was a combination of the news media paparazzi and tour operators taking people who wanted to get a picture of the 405."

Although the area gets its share of paparazzi helicopters because of Charlie Sheen and other celebrities who live in the area, Close said they usually go away when the sun sets. During Carmageddon, however, the area is brightly illuminated overnight so construction workers can safely do their jobs.

This time, local television news directors have plans to pool coverage by using video from a single helicopter making limited flights over the freeway, according to Rick Terrell, executive director of the Radio & Television News Association of Southern California.

The participating stations include major broadcasters including KABC-TV, KCBS-TV and KTTV-TV.

Smarter Public Speaking

100% Exceptional website -- professionally designed and ready for huge profits!

Become an authority in the lucrative Public Speaking niche!

Here is what you get in this outstanding profit-ready package:?

Content That Readers Want To Read and That Search Engines Love

Long before the internet was invented, the defining axiom in print was that "content is king." Today, where online content dominates print content, many of the world's top SEO and web marketing experts still say that "content is king."

?Why is this the case? That even after decades, no matter the medium, content is still the crux of good marketing? ?

? It's What Builds Loyalty

Businesses aren't built on first-time visitors. Companies like the Wall Street Journal don't make most of their money from people picking up their papers for the first time. ? They make money from people who've read their content and then decided it was good enough that they either want to purchase again or subscribe to a subscription. If the business had to get a new customer every time in order to get paid, they'd all have gone under by now. ? Yet many online publications approach their business that way. Instead of focusing on repeat visitors, they focus on optimizing for search engines so they get more new customers. ? At the end of the day, however, the really famous and successful blogs like Huffington Post or TechCrunch ultimately still get most of their traffic from repeat visitors. Yes, search engines love them - but their businesses would be a fraction of what they are today if they didn't have great content. ?

? The Evolution of Search Engines

For many years Google and other search engines have worked towards making their search results pull up better and better results. They want people who search on their engines to find the best content possible in relationship to what they're looking for. ? As search engines get smarter, marketers who focus primarily on marketing tactics rather than actual content will die away. ? Google has proven this repeatedly by continually downgrading the importance of low-quality links and upgrading the importance of usage statistics and other metrics to actually measure the content of a website. ? If you build your website around great content while having a decent understanding of basic SEO, your site will flourish. If you put all your attention on SEO and don't pay much attention to your content, you'll always be trying to stay one step ahead of the search engines. ?

? The Ability to Sell High Ticket Items ?

A low quality content website might be able to sell $0.20 clicks via AdSense. But a high quality website could sell $5,000 DVD sets by the hundreds. ? Having great quality content allows you to build a relationship with your readers. That relationship allows you to sell any number of things to your readers. From high end items to recurring memberships to one on one coaching, it all starts from having high quality content.

THE Public Speaking MARKETPLACE - The Public Speaking marketplace is HUGE! You would be amazed at the number of people who would love to overcome their fear of public speaking.

The great thing about the Public Speaking?niche is that it is evergreen...meaning that Public Speaking will be a hot topic in both good and bad economies.

If you're truly looking to make money online one of the first things that you must wrap your head around is you must go where the money is. There are many interesting niches, but only some of those niches have virtually unlimited profit potential. The Public Speaking niche is one such niche.

There are millions of people out there who are looking for ways to be better public speakers....and they will spend whatever it takes on books, audios, dvd's, etc. to learn about and overcome their fear or public speaking. This is your chance to cash in on one of the most lucrative industries on the planet.

Built To Help You Succeed Online:

SmarterPublicSpeaking.com was built on the rock-solid WordPress platform. Millions of people already use WordPress and one of the big reasons for that is that Google loves WordPress blogs.

Outstanding, Professional Design

Having great design on a content website will play an important part in your user's overall experience. Good design can increase trust, while poor design can decrease trust. Better designed websites will get more opt-ins, more sales and more referrals. In general, design plays a pretty big part in the overall web marketing picture.

Your header graphic is one of the most important elements of what your website looks like. After all, it'll be on the top of every page visitors go to, affecting their overall experience. Your first 200 pixels can have a big effect on both the "vibe" of your site, as well as your total conversion rate. This makes your website header graphic a key component in a professional, well-designed website.

The header on this website is designed to grab attention. It tells the user what the site is about, who you are or any number of other things. In other words, the header plays an active role rather than a passive role in the website.

A color-coordinated, professional website like this one is designed to make a positive impression on your visitors. The effect is a bit like an office. Imagine a client coming into your office. Before they even have a chance to gauge your business or your character, they're already making judgments based on the cleanliness and design of your space. Your colors and graphics work in much the same way. It doesn't necessarily reflect on the quality of your product, but the reader will still make decisions about your credibility, reliability and professionalism based just on your colors and graphics.

This website is built using a highly customized premium theme. This highly-customized theme is only available through me. You simply do not see this level of flexibility and customization in such a low price.

Dynamic Featured Content Images -- A stunning dynamic image gallery sits front and center on your website and adds a polished professional look. The high-quality, high-resolution, images change automatically and captivate the viewer ...keeping them on your website longer!?

Dynamic Anti-Spam Tool -- No need for you to lift a finger worrying about spam comments on your site. The dynamic spam tool takes care of everything seamlessly and in the background.?

Automatically Updating Site Map -- All search engines love site maps, especially Google. Your site is already equipped with a site map that automatically updates each time new content is added. This is a tremendous time saver as well as being great for search engine optimization.?

Integrated Contact Form -- This is an absolute essential for any website. Rather than simply having your e-mail address exposed to every spammer on the planet your integrated contact form makes it possible for your website visitors to contact you without you having to reveal your e-mail address. A contact form is an absolute essential because when you're running an online business you never know who may want to pay you to advertise on your site or even buy your website out right!?Customized contact form so that the sender must correctly answer a simple question to validate that they are human. If they don't give the correct answer they get an error message and won't be able to bug you. Feel free to try it out for yourself if you would like.?

Irish famine museum opening at Connecticut university

HAMDEN, Conn. ? Quinnipiac University in Connecticut is opening a museum dedicated to the Irish famine.

College officials say Ireland?s Great Hunger Museum has the world?s largest collection of visual art, artifacts and printed materials related to the famine. It?s set to open to the public on Oct. 11 on campus in Hamden.

The collection focuses on the famine years from 1845 to 1852, when blight destroyed virtually all of Ireland?s potato crops. More than 1 million died and about 2 million emigrated to the United States and other countries.

Quinnipiac President John Lahey, the former grand marshal of the New York City St. Patrick?s Day parade, predicts the museum will be a large draw for Irish-Americans and others.

German Jewish leader deters racist attack with gun

A leading member of Germany's Jewish community had to point to a gun he was carrying to ward off a young man shouting anti-Semitic abuse, the latest in a string of racist incidents in Berlin that has shocked Jews and city authorities.

The Central Council of Jews in Germany said its general secretary, Michael Kramer, had endured a barrage of threatening insults from the man after leaving a Berlin synagogue with his two daughters on Wednesday.

"The man threatened us and made clear he would have lashed out if the children had not been there," the council quoted Kramer, 44, as saying on its website.

Kramer then pointed to a gun he is allowed to carry for his personal protection to deter the man from attacking him.

A retired teacher's courageous crusade: Tackling neo-Nazi hate

Germany's top-selling Bild newspaper carried a photograph of the young man that Kramer himself had taken at the time with his mobile phone. The man, with a partially shaven head, has an arm raised towards the phone as though about to push Kramer.

Bild quoted the man as having said to Kramer: "What are you doing here? Go back to where you came from."

Both Kramer and his adversary are pressing charges against each other, German media said.

Last month, one of the first rabbis ordained in Germany since the Holocaust, Daniel Alter, was beaten up on a Berlin street in front of his young daughter by four attackers, prompting a seminary to advise its students to avoid wearing skullcaps in public.

Germany's official Jewish population, now at around 120,000, has grown more than 10-fold in the last 20 years, thanks largely to an influx of Jews from the former Soviet Union, but anti-Semitic attacks are commonplace and policemen guard synagogues around the clock.

Samsung Galaxy Note 2 available day early from branded store in UK

Android Central

Samsung has announced that their new Galaxy Note 2 will be available a day early (this Sunday) from their officially-branded Samsung store in the U.K. This is good stuff for anyone that happens to leave close to the one in Westfield Stratford City, but no surprise seeing as Samsung did something similar for the Galaxy S 3. The UK Brand Store will also be hosting some competitions on launch day whereby participants have a shot at winning a free Galaxy Note 2. The rest of the UK will proceed to get access to the Samsung Galaxy Note 2 through various retail channels on October 1, while those of us in North America will have to wait until November to get our version.

We spent some time with the Samsung Galaxy Note 2 at IFA and walked away duly impressed. Anyone needing a refresher can take a look at the specs.

  • Network: 3G: HSPA+ 21Mbps (HSDPA 21Mbps / HSUPA 5.76Mbps); 4G LTE: 100Mbps/ 50Mbps

I'd be curious to see if any other official Samsung Brand Stores are offering the same promotion. Anyone near the one in the UK intending to check out the launch day festivities this weekend?

Ark. first Southern state to vote on medical pot

David Mcnew / Getty Images

In this Sept 7. photo, marijuana plants grow at the Perennial Holistic Wellness Center, a not-for-profit medical marijuana dispensary in Los Angeles, Calif. On the November ballot, Arkansas voters will be asked whether centers like these can be legal in its state.

By NBC News staff and wire services

Come November, Arkansas voters will be faced with a question unprecedented in the South: Should qualified patients be allowed to buy medical marijuana from nonprofit dispensaries with a doctor's recommendation?

The Arkansas Supreme Court upheld the proposed ballot measure on Thursday, making "The Natural State" the first in the South to ask its voters about medical marijuana, The Associated Press reported. Seventeen other states and the District of Columbia have already legalized medical marijuana to some degree.

The court's review of "The Arkansas Medical Marijuana Act" came after the Coalition to Preserve Arkansas Values filed a lawsuit in August that tried to get the proposal off the state's ballot, NBC station KARK 4 of Little Rock reported. The conservative coalition claimed that the 384-word ballot question doesn't properly explain the consequences of passing the 8,700-word law, according to the AP. Even if the act were passed,?approved patients could still be prosecuted under federal law.

"We hold that it is an adequate and fair representation without misleading tendencies or partisan coloring," the court wrote. "Therefore, the act is proper for inclusion on the ballot at the general election on Nov. 6, 2012, and the petition is therefore denied."

The conservative coalition, which includes leaders from the Arkansas Faith and Ethics Council, the Families First Foundation and the Family Council Action Committee, has five days to ask the court for a rehearing, according to KARK 4.

Jerry Cox, the head of the Arkansas Family Council and a member of a coalition of groups opposed to the proposed medical marijuana ballot measure, holds a copy of the proposal as he speaks to reporters in Little Rock, Ark. on Thursday.

An attorney for Arkansas for Compassionate Care ? the group behind the measure ? said he is pleased with the ruling.

"Now that we've passed muster with the Supreme Court we'll begin our campaign to show the people of the state of Arkansas that this is truly a compassionate measure," attorney David Couch told the AP.

Following the decision, opponents soon?responded on Thursday.

"We've shifted into campaign mode," coalition spokesman Larry Page said, according to KARK 4. "We respect the court's decision, but we are very disappointed that this flawed measure will appear on the ballot."

According to the AP, the proposal lets qualified patients or designated caregivers grow marijuana if the patient lives more than five miles away from a dispensary. It also allows minors to use medical marijuana with parental consent. Cancer, Alzheimer's disease, glaucoma, HIV and AIDS would all be qualifying health conditions.

Arkansas Gov. Mike Beebe, a Democrat, is against the measure and told reporters Thursday that he's requested an estimate on how much it will cost to regulate the dispensaries if voters pass it.

"If I understand what I think I understand about it, if it passes, it's going to require a whole of administration from the health department," Beebe said, according to the AP. "I don't know where we're going to get it from."

Beebe also told reporters that he doesn't believe Arkansas voters would legalize medical marijuana.

While voters in Arkansas and Massachusetts are expected to have their say on this issue on the November ballot, voters in North Dakota won't, after its state Supreme Court ruled the?initiative?can't appear on its ballot, the AP reported.

Taxpayers spent $1.4 billion on Obama family last year | The Daily ...

Taxpayers spent $1.4 billion dollars on everything from staffing, housing, flying and entertaining President Obama and his family last year, according to the author of a new book on taxpayer-funded presidential perks.

In comparison, British taxpayers spent just $57.8 million on the royal family.

Author Robert Keith Gray writes in ?Presidential Perks Gone Royal? that Obama isn?t the only president to have taken advantage of the expensive trappings of his office. But the amount of money spent on the first family, he argues, has risen tremendously under the Obama administration and needs to be reined in.

Gray told The Daily Caller that the $1.4 billion spent on the Obama family last year is the ?total cost of the presidency,? factoring the cost of the ?biggest staff in history at the highest wages ever,? a 50 percent increase in the numbers of appointed czars and an Air Force One ?running with the frequency of a scheduled air line.?

?The most concerning thing, I think, is the use of taxpayer funds to actually abet his re-election,? Gray, who worked in the Eisenhower administration and for other Republican presidents, said in an interview with TheDC on Wednesday.

?The press has been so slow in picking up on this extraordinary increase in the president?s expenses,? Gray told TheDC. (RELATED: Five shocking truths about Michelle Obama)

Specifically, Gray said taxpayer dollars are subsidizing Obama?s re-election effort when he uses Air Force One to jet across the country campaigning.

When the trip is deemed political, it?s customary for the president to pay the equivalent of a first class commercial ticket for certain passengers. But Gray says that hardly covers the taxpayer cost of flying the president and his staffers around on Air Force One.

?When the United States? billion-dollar air armada is being used politically, is it fair to taxpayers that we only be reimbursed by the president?s campaign committee for the value of one first-class commercial ticket for each passenger who is deemed aboard ?for political purposes??? Gray asks in the book.

?And is that bargain-price advantage fair to those opposing an incumbent president?? (SEE ALSO: Millions of taxpayer dollars used for Disney World conference)

In the book, Gray admits Americans want their president to be safe and comfortable but argues the system should be reformed to stop the amount of unquestioned perks given to the president.

?There is no mechanism for anyone?s objection if a president were to pay his chief of staff $5,000,000 a year,? he told TheDC. ?And nothing but a president?s conscience can dissuade him from buying his own reelection with use of some public money.?

Aside from a salary, the president gets a $50,000 a year expense account, a $100,000 travel account, $19,000 entertainment budget and an additional million for ?unanticipated needs,? he notes.

RIM delivers pleasant surprise to investors; shares surge

TORONTO (Reuters) - Research In Motion Ltd reported a narrower-than-expected loss on Thursday and the struggling BlackBerry maker bolstered its cash reserves, sparking optimism ahead of the launch of its make-or-break line of next-generation smartphones.

Shares of the RIM surged 20 percent in after-hours trade on indications the company will have plenty of cash to ramp up production of its new BlackBerry 10 devices and mount a robust marketing campaign for the revamped line, due in early 2013.

It was the biggest jump for the stock since a 50 percent surge in December 2003, underlining the importance of the BB10 launch. The company, which has fallen far behind its rivals in the smartphone market it once dominated, has staked its future on the BB10 and its completely redesigned operating system.

RIM's second fiscal quarter brought shareholders additional glimmers of hope, a break from a succession of dreadful quarterly reports. The company not only generated more revenue than Wall Street had forecast but it topped expectations on the number of devices shipped in the period, which ended September 1.

"It's very impressive," said Jefferies & Co analyst Peter Misek. "I didn't expect they could execute on the business given the models they have in the market, but they obviously did really well in emerging markets."

A one-time smartphone pioneer, RIM has failed to keep pace with rivals such as Apple Inc and Samsung Electronics Co, and its stock price has tumbled about 70 percent over the past year while its market share shriveled.

But the latest quarter showed that RIM is still able to lure buyers for its lower-end devices in more price-conscious emerging markets. That has helped make up for ground the BlackBerry has lost to cutting-edge devices such as Apple's iPhone and Samsung's Galaxy S III in North America and Europe.

"RIM and its products, however obsolescent, are still relevant in the parts of the planet where most people live," said CCS Insight analyst John Jackson. "The bad news is that these results have little or no bearing on what remains true, and that is, RIM still needs to execute on BB10."

In an attempt to create a buzz, Chief Executive Thorsten Heins gave a preview of the new smartphone and its features to app developers at an event on Tuesday in San Jose, California.

Analysts said RIM struck the right chords at the event but cautioned that it is hard to evaluate how well the BB10 devices will work in real world conditions until they are on the market.

"We are now just a few months away from our launch and our teams are working night and day to meet the expectations we have of ourselves," said Heins on a conference call after the results were released on Thursday.

Heins said RIM executives have met with dozens of carriers in more than 16 countries in the last few weeks and the feedback on the new devices so far, has been overwhelmingly positive.

QUARTERLY RESULTS

Shipments of BlackBerry smartphones were 7.4 million in the quarter, easily outpacing Wall Street's expectation of about 6.9 million shipments in the period.

The Waterloo, Ontario-based company reported a net loss of $235 million, or 45 cents a share, in its fiscal second quarter. That compared with a profit of $329 million, or 63 cents, in the same period a year earlier.

Excluding one-time restructuring-related items, the loss came in at $142 million, or 27 cents a share, in the quarter just ended.

Revenue rose to $2.9 billion, or 2 percent from the fiscal first quarter, but the latest result was down about 30 percent from the same period a year earlier.

Analysts, on average, had expected RIM to reported a loss of 46 cents a share, on revenues of $2.5 billion, according to Thomson Reuters I/B/E/S.

"You still have revenue declining 31 percent on a year-over-year basis but it's certainly not the train wreck that a lot of people feared," said BGC Partners analyst Colin Gillis. "They live to fight another day."

CASH PILE

RIM increased its cash to about $2.3 billion from $2.2 billion in the fiscal first quarter.

"They also lost a lot less money than expected, and the cash balance, even though they lost money, they were able to grow it slightly," said Sterne Agee analyst Shaw Wu.

Having sufficient cash on hand is seen as crucial to a successful launch of the BB10 line, as RIM will have to pour significant amounts of capital into marketing the devices.

RIM's chief financial officer said the company had entered into a new secured credit facility of $500 million which expires in September 2013, and in the first half RIM realized some $350 million of the up to $1 billion in cost savings it hopes to achieve in fiscal 2013.

The company, which earlier this year said it would cut about 5,000 jobs in a move to save money, said it has already laid-off roughly 2,500 workers.

"It's still bad, but it's a much smaller disaster than expected," said Wu. "These stocks all trade on expectations. Expectations were really low, and they were able to beat that."

RIM's U.S.-listed shares surged 20 percent to $8.55 in trade after the closing bell on Thursday.

Questions About Today's Real Estate? - Crescenta Valley Weekly ...

Advice for first time
home buyers
Dear Phyllis,
I have been back and forth about buying a home for the last three years. I hear that prices have dropped, but I don?t see much evidence of that. Each time I make an offer on a home, someone else?s offer is better, it?s either cash or they offered more money than me. I am becoming discouraged and hope you have some advice for me.
Avo

Dear Avo,
The current market is extremely confusing. Most listings are selling quickly, in multiple offer situations and many for over asking price.? Certain price ranges are much more competitive than others.? The first time buyer market is especially difficult to penetrate.

The first thing I would suggest is to be patient. I know that is easier said than done, but it?s the best advice I can offer any first time home buyer.

The second suggestion is to work with an experienced real estate agent. Not one who has been selling real estate for 30 years and is semi-retired or one who is newly licensed.

The third suggestion is to work with a local real estate agent with an excellent reputation. As a buyer in today?s competitive market, your choice of Realtor? is crucial. There are certain real estate agents known for creating unnecessary conflict. In a multiple offer situation, your choice of real estate agent can kill your offer. All things being equal, the seller?s agent is not going to want to work with them/you and will guide their client (home seller) to a Realtor? who has a track record of closing escrows.

There are a couple of things you and your real estate agent should consider:

1)?? ?With your lender?s
prequalification (which should be current/within 30 days and mention your stellar FICO scores) you should also include evidence of your down payment and reserves (cross out your account number/address/etc. to prevent identity theft).

2)?? ?Have your real estate agent discuss with the seller?s agent specifics: preferred close of escrow date, preferred services (escrow and title companies, etc). What is the seller?s motivation? Is a quick escrow a benefit or hindrance? Tailor your offer to meet a seller?s preferences; it?s not just about the purchase price.

3)?? ?When you see a home you like, act quickly ? try your best to avoid a multiple offer situation. After writing your offer, be prepared for a counter offer and again, don?t drag your feet, know ahead of time how much you are willing to increase your offered price.

In more affordable price ranges, it is not uncommon for buyers to write more than half a dozen purchase offers. Best of luck to you, good things come to those who wait!

Netflix iOS and Android apps have a remote control easter egg for PS3 owners

Now that the revamped Netflix interface has hit phones and tablets for both Apple and Android powered hardware, the service has quietly enabled something else: second screen remote control. Currently the feature is only known to work on the PlayStation 3 with a mobile device on the same local network, once the two apps are running you can browse as normal on your phone or tablet and when you go to play a movie or TV show it asks you to choose where it will play. While the video is playing you can stop, pause or seek through it to a certain point, change the audio or subtitles, choose a different episode or even browse for something entirely different without stopping the action. The YouTube app on PS3 works in a similar fashion after its most recent update. We've got a few screens of the mobile apps at work in the gallery, check after the break for a quick video of it working.

Border crossings and shifts | MetaFilter

Who Draws The Borders Of Culture?(NYTimes) Cultural border, as opposed to national borders, are funny things. One country can contain many (Coke vs. Soda. Vs. Pop, previously and previously-er). Cultural borders often appear as food and drink choices, like sweet tea, forms of alcohol, or BBQ sauce.
Different types of borders can run together and separate, like Protestant vs. Catholic vs. Orthodox and Romance vs. Germanic vs. Slavic, or climate and the extent of vineyards, or prevailing family structure. A region, like Brittany, can be defined in more ways than one. The place where zones meet gives rise to the edge effect in ecology, and source of conflict for humans. National borders can be odd things, slicing through people's lives.

Even national borders that no longer exist bear down on the present - in what used to be the Habsburg Empire or the colonial divisions of Africa.

Borders are not static, not even the ones on the map.

WORKING: Ranger assists cancer patients and families

Karen Ranger, of Deer Park, is retired from IIPInsurance Agency in Ottawa. She is a volunteer at the American Cancer Society Patient Resource Center and Wig Boutique, 104 Sixth St., Streator.

Q, Can you describe your job?

A. I am one of several local volunteers that work in our Patient Resource Center that opened in May 2011. As a volunteer, I assist cancer patients and/or families that visit our center. We have a wealth of cancer-related educational material that covers most types of cancer. We also have a lending library of additional resource/motivational books. Our volunteers also assist patients with wig selection, and our center has local hair stylists that donate their time to fix the wig of their choice to their liking.

Q. How long have you been doing this?

A. Since May 2011. Fifteen volunteers split Mondays and Wednesdays, with shifts of 9 a.m. to 1 p.m. and 1 to 5 p.m. Each volunteer works two to four shifts per month.

Q. What is the best part of your job?

A. The ability to help a cancer patient/family through this difficult time in their lives. As a cancer survivor myself, I understand the fear, pain and stress on the patient, as well as the family. If I can help, even a little bit, to ease the fear/concern for a patient then I feel that I have had a good day.

Q. What is the toughest part?

A. When a person is undergoing treatment for cancer, many lose their hair. To a woman, especially, this is a tough part of the cancer journey. Our center has a lovely wig boutique where a patient can pick out a wig of their choice. As a survivor, again, I have experienced this hair loss and feel that I can help someone through this emotional roller coaster as well. As I tell them, "I had fun with it! I wore all kinds of hats, had three different wigs ? changed it up and kept family and friends questioning on what I was going to look like!" It is tough to see patients suffering ? whether it is with pain, or the emotional effects of this disease.

Q. Can you describe your personal "mission statement" for your job.

A. Help us help others.

Q. What does the public not understand about your job?

A. All of our services are free to everyone! It doesn't matter where you live ? we can help! Other items that we have in our center are breast pillows, hats, scarves, knitted hats, knitted "boobies" for after surgery. We also can help the patient with other needs, such as transportation services, support programs, as well as financial assistance.

Q. What community projects are you involved with?

A. I serve on the Friends of St. Mary's Foundation Board, a board member of the Hardscrabble Lions Club, captain of the Park Church & Friends Relay For Life team, finance chairwoman of Park Presbyterian Church and involved in other community projects.
